U.S. 1031 Exchange Services is a qualified intermediary for 1031 like-kind property exchanges, handling the paperwork and escrow steps that let investors defer capital gains tax when they sell one investment or business property and buy another. The firm was founded by Florida real estate attorney Jefferson F. Riddell, who has worked on 1031 exchanges for more than 35 years, and it also offers reverse and construction or improvement exchanges.

The firm handles the exchange agreement, escrow account, identification notice, property deeding and final accounting, and it deducts its fee from sale proceeds at the time the escrow funds arrive. Riddell is available to answer questions before and during an exchange. The office is in the SunTrust Bank Building at 3400 S. Tamiami Trail in Sarasota, shared with Riddell's law firm, which handles the closings on the sale and purchase.
