Shearwater

Shearwater is a master-planned community of new homes in St. Johns County, with single-family homes and townhomes built by several national builders. Its amenities include a fitness center, tennis courts, a resort-style pool and lagoon, a water-slide tower called The Perch, and the Lazy Bird River, which is billed as Northeast Florida's longest lazy river. Nature trails and a kayak launch on Trout Creek add to the outdoor options.

New homes are priced from the $300s to the $500s, and quick move-in homes are listed separately. Residents can drive golf carts to amenities, with designated parking at The Kayak Club and The Outpost. Beaches in Jacksonville and St. Augustine are about 25 to 30 miles away, and the community plans around 2,855 single-family homes and townhomes at buildout.
